Residency, Relocation & Lifestyle
Mauritius is one of the few jurisdictions where acquiring the right property, under the right scheme, grants you and your family the right to live here indefinitely. Aurevya identifies, structures, and executes qualifying property investments under the PDS, Smart City, and earlier IRS/RES schemes, from developer due diligence through to residence permit issuance.
Overview
Mauritius runs several Economic Development Board (EDB)-approved schemes under which non-citizens can acquire residential property: the Property Development Scheme (PDS), the Smart City Scheme (SCS), and the previous Integrated Resort Scheme (IRS) or Real Estate Scheme (RES), which continue to govern developments approved before PDS's introduction. A qualifying purchase of at least USD 375,000 makes the buyer, and their spouse and dependent children, eligible for a residence permit, valid for as long as the property is retained.
Aurevya's role isn't brokering the property itself; it's the structuring and regulatory work around it: verifying the scheme and developer's EDB approval, structuring the acquisition, managing the residence permit application, and ensuring the purchase complies with the EDB's currency and financing rules that came into force in December 2024.
Key Features
Process
We establish whether the priority is residency, lifestyle, investment return, or a combination, and identify which scheme and developments fit that objective.
We review shortlisted properties' EDB approval status, the promoter's track record, and the development's compliance with scheme-specific requirements.
We determine the optimal ownership structure and, where relevant, coordinate the purchase with existing or new trust, foundation, or holding-company structures.
We structure the payment to comply with current EDB currency and financing rules and coordinate the transfer of funds through the appropriate banking channels.
We coordinate with notaries and the relevant registries through to completion, ensuring registration duty and other statutory obligations are properly settled.
We submit and manage the residence permit application through to issuance, covering the primary applicant and eligible dependants.
